Las Vegas-Owned Golf Course Site to Become Affordable Housing Community

The Nevada State Infrastructure Bank has approved $25 million in financing for phase one of the Desert Pines Redevelopment Project.

The largest affordable housing project in Nevada state history is set to transform East Las Vegas. The Desert Pines Golf Club, located at East Bonanza Road and North Pecos Road, will be redeveloped into a master-planned affordable housing community.

A Historic Investment in Affordable Housing

The Nevada State Infrastructure Bank has approved $25 million in financing for phase one of the Desert Pines Redevelopment Project. This initial investment will help lay the foundation for a community designed to benefit East Las Vegas residents.

Once completed, the project will include:

  • 1,082 affordable multifamily housing units
  • 280 market-rate, single-family housing units
  • A 10,000-square-foot community center
  • A 10,000-square-foot early education center
  • A 30,000-square-foot job training center
  • 75,000 square feet of commercial space

Developers are exploring a rent-to-own model to provide residents with the opportunity for homeownership.

Key Partnerships and Investment

The project is a collaborative effort involving:

  • The State of Nevada
  • The City of Las Vegas
  • Clark County
  • The AFL-CIO Housing Investment Trust
  • The Southern Nevada Building Trades Unions
  • Nonprofit Urban Strategies
  • Developer McCormack Baron Salazar

The total cost of the project is estimated at $450 million, with phase one expected to cost $57.3 million.

Economic and Community Impact

During the first phase, the development is projected to create 1,000 jobs. When fully completed, it will generate 2,475 direct construction jobs and 4,905 supplier and induced jobs.

Additionally, the project will adhere to strict labor and hiring agreements, including:

  • Utilizing a project labor agreement
  • Hiring at least 50% local Nevadans
  • Paying state prevailing wages
  • Ensuring 15% of all workers are registered apprentices
  • Prioritizing the hiring of disadvantaged workers
