Henderson Named One of the Fastest-Growing Cities in the U.S.

Henderson, Nevada has just earned a major spotlight on the national stage. According to a new report by StorageCafe using U.S. Census Bureau data, Henderson ranks as the third-fastest growing city per capita in the country for municipalities with over 250,000 residents.

From 2013 to 2023, the city experienced a 22% population increase, climbing to over 324,000 residents—outpaced only by Orlando, FL (25%) and Irvine, CA (34%).


A Decade of Strategic Growth

Mayor Michelle Romero attributes the city’s success to thoughtful urban planning and a consistent focus on resident feedback.

“I am proud that Henderson offers the highest quality of life in the nation for cities of our size,” she said in a statement to the Las Vegas Review-Journal. “Growth is good for a community, and yet it takes careful planning.”

Unlike many fast-growing cities facing overdevelopment, Henderson’s approach has emphasized balance: enhancing livability while managing infrastructure, parks, schools, and public safety.


Why Are People Choosing Henderson?

According to the study’s author Mirela Mohan, Henderson benefits from several key factors:

  • Proximity to Las Vegas while offering a quieter, more residential lifestyle
  • Lower cost of living compared to major metros like Los Angeles or Honolulu
  • Larger homes and better value for families and retirees alike

Additionally, rental prices in Henderson have remained more stable than in many parts of the country. A one-bedroom apartment rents for an average of $1,530, down 1.3% month-over-month and 0.6% year-over-year, according to Zumper.


Recent Expansion and Future Development

In March 2025, the Henderson City Council approved the annexation of 38.48 acres of land from the Bureau of Land Management. This includes:

  • 12.79 acres near Via Inspirada and Las Vegas Boulevard
  • 25.29 acres near Via Nobila and Las Vegas Boulevard

This expansion increases the city’s footprint by roughly 30 football fields, laying the groundwork for future housing and commercial projects.


Henderson’s Growth in Context

While North Las Vegas also saw significant growth (21%), and Las Vegas itself grew by 9%, the neighboring unincorporated town of Paradise saw a population decline of 17% over the same period.

Interestingly, no Nevada city cracked the top 100 overall population gainers for the decade—largely because that list was dominated by booming Texas, Florida, and Virginia cities. However, Henderson’s per capita growth rate stands out as a leader in smart, sustainable urban development.
